Program Guidelines

The Project ReadyTM program's rigorous evaluation process grants certification only to those sites that align with the most stringent national economic development standards. Designed by nationally recognized site selection consultant, Jeanette Goldsmith, the program requires property owners/managers to undergo a comprehensive application and review process to ensure each site meets defined infrastructure requirements, benchmarked minimum excess capacities and specified timelines for capacity improvements. Additionally, before certification is complete, Project ReadyTM applicants must provide the following documentation to demonstrate the site's readiness:

  • Phase I Environmental completed within the past 5 years
  • Wetlands Delineation completed within the past 5 years
  • Documentation of archeological findings, historic sites, or structures within past 5 years
  • Documentation of rare or endangered species within past 5 years
  • Geotechnical assessment completed within the last 15 years

Development Categories

The Project ReadyTM program certifies properties in the following four development categories:

  • Super Site
  • Large Industrial Site
  • General Industrial Site
  • Industrial Park

Each development category has a different set of minimum criteria. These are based on the actual business requirements of companies seeking new facility locations.

A site is defined as a property that is appropriate for a single industrial user; the acreage is contiguous and free of impediments to development.

An industrial park is defined as property that is appropriate for multiple industrial users; the total acreage can be subdivided and impediments to development within the park may be acceptable as long as they are taken into consideration in the development plan provided.

Mississippi Power is committed to partnering with companies that are interested in the many economic advantages offered by locating their operations in our state.
